We are searching for a new team member for our portfolio of 587 apartments in Lowell, MA .  The Senior Property Manager is accountable for all community operations.  They are the Team Leader.  The leader must have very good interpersonal and communication skills.  Supporting and motivating the team is pivotal in this role. 

Ensures the efficient operation of the property by operating within established financial guidelines and budget, meets established property standards, maintains occupancy at reasonable levels, reviews and monitors delinquent accounts and takes required action while responding to resident requests in a timely, efficient, and courteous manner. 

Supervises and coordinates all site management related issues in conjunction with Leasing Manager, Maintenance Manager, and Maintenance Super. Performs any of the duties of their direct reports in their absence. Provides support to all staff to meet property standards and goals. 

Has strong leadership skills and the ability to manage a large team of diverse duties. Excellent verbal and written communication skills. Self-motivated, flexible, creative and detail oriented. Positive, innovative approach to problem solving. 

Presents ideas in a clear, concise, understandable, and organized manner. Negotiate, persuade, and modify opinions in order to reach the goals/objectives of the organization. Ability to work in an organized, efficient manner with a high level of accuracy, attention to detail, and follow-through. The ability to exercise judgment and discretion is critical to success.

Must be professional at setting priorities and coping with competing demands. Must possess strong organizational and supervisory skills. Must be familiar with housing management, budgeting, and housing regulations. Proficient in Microsoft Word, Excel, and databases. Willingness to work early or late and/or evenings and weekends when necessary. 

Work is typically performed in an interior/office work environment; however the position does require the ability to physically inspect properties in its entirety, the ability to oversee any and all maintenance functions, and assist with emergency measures as required.  Travel is required between the properties as well as travel to corporate or other sites for meetings/trainings as needed/scheduled.  Mileage is reimbursed.  Available by phone, text & email and 24/7/365.
